What Is Mobile Home Insurance
Protecting your mobile or manufactured home if your home is destroyed requires insurance that has many of the same insurance coverages to that of homeowners insurance. Mobile Home Insurance, also called manufactured home insurance, can protect your home from things like fire, lightning, wind and even provide liability coverage if an accident that causes injury occurs on your property.
Also, mobile home insurance will have a specific limit for your dwelling coverage which is the most the insurance company will pay if your home is damaged or destroyed by an insured loss. The dwelling coverage limit is the amount of insurance you are putting on the actual structure for your mobile home. This would also include anything permanently attached to it such as decks, utility tanks, floor coverings such as carpet, appliances, and dressers and cabinets as long as they are permanently installed.
Additionally, mobile home insurance provides a limit for your personal property which consists of things such as your furniture, clothes and electronics. Most insurance companies offer a limit equal to 50% of your dwelling coverage limit for your personal property limit. For instance, if your mobile home is insured for $100,000, the insurance company would automatically provide a limit of $50,000 for your personal property limit.
Depending on the insurance company, you may also have the option of adding Replacement Cost. Replacement Cost means that the insurance company would pay to repair or replace your home with property of comparable material and quality instead of applying a deduction for depreciation for any damages. You can also choose to have Replacement Cost on your personal property, also known as contents coverage, so that the insurance company would replace your personal property with like kind and quality instead of only paying Actual Cash Value.
Actual Cash Value is when the insurance company depreciates your damaged property whether it is your dwelling or your personal property. Basically it means the insurance company pays an amount equal to the replacement cost of the damaged property minus depreciation of the damaged property at the time of the loss.
Simplifying it, if your mobile home is 10 years old, Actual Cash Value would pay the value of a 10 year old mobile home. Replacement Cost coverage would pay to replace your 10 year old mobile home with a new mobile home of like kind and quality.
Another highly recommended option is purchasing what is called Comprehensive coverage on your mobile home. This vastly increases the causes of damage that your home is covered for by adding coverage for things like water damage from bursting pipes, burglary or weight of ice or snow.
Lastly, most mobile home insurance companies provide additional living expenses coverage which pays for your increased cost to live elsewhere if you can not live in your home due to a claim. For example, if a windstorm damaged your mobile home and you had to stay in a hotel while it was being repaired, additional living expenses coverage would pay for your hotel cost as well as increased cost in food.
